Reason 1
Presentation & exposure
Many listings get basic photos, an MLS entry, a yard sign — and then everyone waits.
Buyers decide in seconds whether a home is worth a visit. Flat photos, an unclear layout or no video and they scroll past. And if the home isn't actively promoted through open houses, social media and paid advertising, many of the right buyers never see it at all.
Reason 2
Pricing strategy
If a home is priced above comparable sales, buyers move on. Nobody wants to pay more than a home is worth.
Price is also a search filter. List at $405,000 and you miss every buyer searching up to $400,000. A strategic price creates interest; an arbitrary one creates days on market.
Reason 3
The agent
We've had to call some listing agents again and again just to schedule a showing — and seen behavior that made our buyers uncomfortable moving forward.
When showing requests go unanswered, buyers book other homes instead. Your listing deserves an agent who responds quickly, follows up and treats it as a priority.
Reason 4
Time & listing history
In today's market some homes simply take longer to sell, even when everything else is right.
But taking a home off the market and relisting every few months shows in the history. Buyers see it and wonder what's wrong. A planned relaunch avoids that.
